The inquiry process is an important part of internal marketing and consists of many components that often are over looked.  If an inquiry and/or a tour are not handled efficiently, professionally and with empathy it will effect the facilities reputation with the referral source and the prospect.  Understand that your customers are also shopping the competition.  You want them to remember you and be impressed with your positive and helpful attitude.
